On-site walkthrough
We meet you at the property — from Point Loma to Rancho Santa Fe — and walk every room, the garage, and any storage or casita space. You leave the walkthrough with a written scope and a clear timeline, not a guess.

Sort, document, and set aside
Room by room, contents are separated into keep, distribute to heirs, sell or appraise, donate, recycle, and dispose. Anything that looks like it carries value or paperwork — documents, jewelry, firearms, titles, photographs — is set aside and handed directly to you, never discarded.

Removal, donation, and disposal
Our crew clears the property. Usable furniture and household goods are routed to San Diego County donation partners, recyclables and e-waste are separated per California requirements, and the remainder goes to a licensed transfer station. You receive a record of what left the house and where it went.

Broom-swept handoff
The property is left empty and swept, ready for a realtor walkthrough, an estate sale, or a closing. We do a final pass with you or your representative and hand over the keys.

FAQ
Questions San Diego families ask
How long does a full estate cleanout take?
Most single-family homes in San Diego County are cleared in one to three working days once we start. Larger properties, homes with extensive garage or storage contents, or estates that need item-by-item documentation take longer. You get a specific timeline in writing after the walkthrough — before any work begins.
What happens to items that still have value?
Nothing of apparent value is thrown out. During sorting we set aside documents, photographs, jewelry, collectibles, and anything that may need appraisal, and hand them to you or the executor. If you would like items sold rather than donated, tell us during the walkthrough and we will structure the job around that.
Do you work with executors and probate estates?
Yes. A large share of our work is court-supervised or executor-directed. We can work from a written scope, keep a record of what was removed and where it went, and coordinate timing around inventory deadlines and closing dates.
Do I need to be at the property?
Only for the walkthrough and the final handoff, and even those can be handled by a representative. Many out-of-area family members coordinate the entire cleanout remotely — we send photo updates as rooms are cleared.
What do you donate versus dispose of?
Usable furniture, housewares, clothing, and appliances go to local donation partners whenever they will accept them. Metal, cardboard, and electronics are routed to recycling and California e-waste handlers. Only what cannot be donated or recycled goes to a licensed transfer station.
How is a cleanout priced?
Pricing depends on the size of the property, the volume of contents, disposal fees, and how much sorting and documentation the estate needs. Because those vary so much between properties, we do not quote over the phone — you get a written price after the walkthrough, and it does not change unless the scope does.
Can you work around an estate sale?
Yes — and it is usually the right order. Estate sale first, cleanout after. We coordinate directly with the sale company so the crew arrives once the sale closes and clears whatever did not sell.
What can't you remove?
Hazardous materials such as paint, solvents, fuel, asbestos-containing material, and medical or chemical waste require specialized handling and licensed disposal. We identify these during the walkthrough and coordinate the correct disposal channel rather than putting them on the truck.
